The cooling of speculative funding is reshaping Bình Dương's apartment market. While supply continues to rise, demand is not broadening and buyers are increasingly selecting higher-quality projects aimed at an educated, higher-income workforce.
Bình Dương has been one of the most dynamic apartment markets in the southern region. Over the past 3–5 years, the market has stayed active as new supply was added, particularly in Thuận An, Di An, and along National Highway 13.
CBRE data indicate that in 2025 about 17,300 apartments were launched in Bình Dương. In its Q4 2025 report, Cushman & Wakefield noted that Bình Dương’s apartment market—supported by many new-launch projects—raised total primary supply to 16,910 units. New supply accounted for 7,797 units, the highest quarterly figure since the start of the year, at 9.5 times the previous quarter.
The agency forecasts 2026 supply to reach 20,436 units, pointing to continued competition among developers.
Recent growth in Bình Dương’s apartment projects has been supported by abundant land, strong growth potential, substantial inter-regional infrastructure investment, robust foreign direct investment (FDI) inflows, and a fast-growing skilled population. As Ho Chi Minh City’s inner market tightens, Bình Dương has become a key hub for developers expanding inventories, with the area benefiting as a new growth axis for Ho Chi Minh City.
In 2026, infrastructure investment continues to be a key driver. However, liquidity is uneven: projects with strategic locations, robust legal status, clear timelines, and products aligned with real demand are being actively traded, while others face slower absorption.
During a period when speculative money dominated, many properties were absorbed based on expectations of price appreciation tied to infrastructure narratives. With the market adjusting, projects that rely on infrastructure stories but lack real living fundamentals are showing liquidity constraints.
As Bình Dương apartment prices remain high and increasingly track inner-city Ho Chi Minh City levels, buyers are more selective. They are prioritizing projects with real fundamentals, including locations with existing residents, complete amenities, clear alignment with customer needs, and strong real-world returns.
The market’s changing resident profile is also tied to the presence of global corporations and waves of high-quality manufacturing, technology, and services. Bình Dương is becoming a hub for about 45,000 highly skilled workers earning roughly $2,000 to $4,500 per month (about 50–120 million VND). This group has real living needs and a strong willingness to pay, but it also raises standards for housing.
They look for living spaces that reflect aesthetics, privacy, operating quality, and experiences consistent with their status. Meanwhile, much of Bình Dương’s existing supply was developed on a mass-market basis over many years.
As a result, the main gap is not a shortage of supply, but a lack of products truly suited to the fast-growing specialized buyer segment.
