Hue’s People’s Committee chairman Nguyen Khac Toan recently signed and issued Decision No. 1154/QD-UBND approving the investment policy for a luxury hotel project on two riverbank land plots. The project will be developed on two plots with prime positions at 22–24 and 26–30A Le Loi Street, Thuận Hóa Ward, covering a total usable area of nearly 10,700 m2. This area is regarded as Hue’s “golden land” in the city center, located on the central landscape axis and directly connected to the Huong River waterfront. Previously these plots housed several agencies including the Department of Education and Training, the Department of Health, the Department of Science and Technology, the Journalists’ Association, and the Union of Literature and Art Associations. After these units moved to the centralized administrative area about four years ago, the old facilities fell into disrepair, wasting land resources and affecting urban aesthetics. approving the land for development through a luxury hotel project is expected to “awaken” the value of the central area and, at the same time, give Le Loi Street a new look as one of the city’s important landscape corridors. According to the approval decision, the project is estimated to require over VND 815 billion in investment, excluding land use payments, costs to acquire assets attached to the land, and the residual value of existing structures. The building is allowed to have a maximum of 5 floors above ground and 2 underground levels, with a construction density of 70%. The total land area for the commercial-service building is about 7,482 m2, while the total constructed floor area (including above-ground, underground, and technical infrastructure) reaches nearly 42,800 m2. The project implementation time is not more than 60 months, with the start date no later than 12 months after all necessary procedures are completed. In addition to lodging, the facility will offer high-quality conference and event services to meet the growing needs of visitors and investors. The establishment of a modern hotel complex in the central area is expected to upgrade tourism infrastructure and create high value-added service products. Under the plan, Hue city will organize investor selection through an auction of land use rights in accordance with land law."
