Two decades in real estate show that T&T Group is pursuing a long-term strategy to unlock untapped potential in promising land. In a market moving into a phase of stronger screening—where legal clarity, project progress, and real value are key criteria—T&T Group, led by Chairman Bầu Hiển, is standing out for its approach to preparation and execution.
Rather than relying on loud groundbreaking ceremonies or flashy launches, T&T Group is implementing multiple large-scale projects nationwide with a common thread: thorough preparation, rapid execution, and simultaneous market launches across diverse product lines.
The company’s approach is not defined only by land-bank size, but by how projects are deployed. T&T follows a philosophy of “thorough preparation,” aligning legal readiness, master planning, technical infrastructure, landscaping, and the shaping of urban space, amenities, and regional connectivity before products are brought to market.
A clear example is the Phước Thọ residential area in Vĩnh Long, T&T’s first real estate project in the Mekong Delta. Since mid-2022, Phases 1 and 2 have been licensed for future housing sales. In 2024, the project was named “Livable Project of the Year 2024” after Phase 1, which features 500 villas, contiguous housing, and shophouses built in a synchronized and modern manner.
The project is also designed as a local landmark, including a walking street in Vĩnh Long. According to the plan, “Livable Project of 2024” will be opened for sale soon, aiming to create a new highlight for Vĩnh Long and the Mekong Delta.
“At T&T Group, we do not measure success by ceremonial groundbreaking events or hot growth figures,” said Do Vinh Quang, Vice Chairman of T&T Group. “We remain committed to the philosophy of ‘what we say, we do; when we do, we deliver a product,’ as a responsibility, dedication, and a guarantee of the company’s credibility.”
For river-adjacent or geologically challenging sites such as Vĩnh Long, Sa Đéc, or Long An, T&T Group emphasizes anti-subsidence rates and structural durability. The company’s collaborations with construction firms including Newtecons and Delta Group—specialists in high-rise and mega-urban projects—reflect its focus on quality.
Most T&T projects are implemented using Building Information Modeling (BIM) to manage the project lifecycle, optimize design, and control construction quality in detail.
With a multi-disciplinary ecosystem, the group is not pressured to develop only in the short term, allowing time for research and for each project to reflect its own character rather than a cookie-cutter urban model. T&T describes its direction as “World-class excellence — Vietnamese identity,” selecting modern architectural and planning trends that aim to harmonize with natural conditions, culture, and local lifestyles across regions.
At Phước Thọ in Vĩnh Long, the “World-class excellence — Vietnamese identity” philosophy is reflected in architectural style and urban space planning. The project covers 11.53 hectares with riverine three-faced geography, combining river landscapes with southern orchard culture and an Everglades-inspired riverfront concept.
One highlight is the Hilton Garden Inn Vĩnh Long, a premium hotel inspired by the Mang Thít brick village near the Cổ Chiên River. Hilton Garden Inn Vĩnh Long is slated to open and operate from September 2027.
In the Long Xuyên residential–commercial–service complex, T&T draws inspiration from famous European squares and blends it with rural market culture and river life through the image of the “southwestern” floating market. The project aims to create an elegant European-inspired street along the Hau Giang River.
T&T City Millennia, located at the southern gateway of Saigon, is presented as a representative mega project for the group’s scale and ambition in the southern region. The project spans 267 hectares with total investment of over USD 2 billion and is designed not only as a city, but as a cultural-entertainment hub at the southern gateway.
With nearly 8,000 product offerings—including shophouses, townhouses, villas, and high-rise apartments—T&T City Millennia is divided into four development phases. Each sub-area is planned as an all-in-one ecosystem intended to meet international standards in education, healthcare, shopping, and world-class entertainment.
T&T City Millennia is positioned as evidence of the group’s “Do Real — Value Real” strategy. The company states it is committed to completing technical infrastructure and long-term land ownership titles before formally bringing products to market.
After products were introduced, the company reports a rapid market response. At the official launch in October 2025, 100% of cart deposits were secured within hours, indicating strong demand when value-driven products are offered.

The company frames its direction as moving from “quietness” stereotypes toward iconic projects across regions, while shaping enduring legacies rather than chasing temporary trends.
