Riding the infrastructure wave in Northeast Ho Chi Minh City, Bespoke apartments are gradually gaining prominence as major transport and logistics projects accelerate. The planned upgrades are expected to draw a high-caliber knowledge workforce to the area, supporting demand for housing that can be tailored to individual needs.
Experts say the appeal of the Northeast Ho Chi Minh City area (formerly Bình Dương) is closely linked to infrastructure planned ahead. A key project is the upgrade and expansion of National Highway 13 (from Bình Triệu Bridge to Vĩnh Bình Bridge) to a 60m width—equivalent to 10–12 lanes—targeted for completion by the end of 2028.
Under the project timeline, Component 1 is expected to complete compensation payments and hand over the site by June 2026. Along the route, factories and households have proactively dismantled structures and handed over sites, with 598 cases compensated.
After the expansion, National Highway 13 is expected to evolve from a radial route into the city’s main urban axis, similar to Xa lộ Hà Nội or Phạm Văn Đồng. The corridor is anticipated to develop into a commercial-services boulevard, connecting Bình Hoà ward to Ba Son Bridge and the Ho Chi Minh City financial center in about 20 minutes, creating a new growth frontier for real estate in the area.
In parallel, large-scale infrastructure projects continue to progress. Ring Road 3 in Ho Chi Minh City, with a length of more than 76km, is expected to open fully in June, expanding interregional connectivity.
The Ho Chi Minh City – Thu Dau Mot – Chơn Thành expressway is under construction and will enable direct connectivity between Ring Road 3 and key industrial zones such as VSIP and Song Than. It is scheduled to open in 2027, positioned as an “artery of commerce” for the northern Ho Chi Minh City industrial corridor.
Alongside roadwork, the Ho Chi Minh City – Thu Dau Mot Metro is planned to commence in 2026. The project is expected to reduce traffic on National Highway 13 and reshape urban space under the TOD model, shortening travel times and supporting economic and real estate growth along the line.
The acceleration of transportation infrastructure is also expected to support Bình Dương’s evolution into a high-tech city. Bắc TP.HCM’s Northern Science & Technology City has quickly established itself as a hub in semiconductor, AI, and microchip sectors since early 2026.
Efforts include converting the old Administrative Center into a Science and Technology Building, alongside the BWID 70-hectare smart logistics project set to begin in 2026, and a network of domestic and international partners aimed at attracting top-tier talent and integrating into the global value chain.
Investment activity is reflected in strong FDI flows. In Q1 2026, after consolidation, Ho Chi Minh City recorded USD 2.9 billion in FDI. Major companies including LEGO (Denmark), AEON (Japan), LOTTE (Korea), and Warburg Pincus (US) are expanding, contributing to an influx of more than 45,000 international professionals and 1 million high-skilled workers to live and work in the area—boosting demand for high-quality housing.
Within this context, the concept of “tailored living” for a highly educated community is taking shape. Khải Hoàn Imperial is described as a preferred destination for researchers and managers, offering Bespoke living standards that focus on personalized experiences, privacy, and the owner’s status, alongside luxurious international-standard living spaces.
