As part of the Việt‑Japanese Friendship Exchange and investment promotion program in Mie Prefecture (Japan), on the evening of April 28, Bac Ninh Province held a ceremony to award investment registration certificates for two projects by Japanese companies.
The first project is the AEON Mall Bac Ninh Tan Tiến Commercial Center, invested by AEONMALL Vietnam Co., Ltd., with total capital of more than USD 149 million. The project is being implemented in Tan Tiến Ward, with the aim of building a modern commercial center that integrates retail, dining, entertainment, and office leasing.
The second project is the Sunhill Vietnam No. 2 Factory, invested by Sun Hill Vietnam Co., Ltd., with total capital of USD 3 million. It is located in Hiep Hoa Commune and will specialize in the production of complete shopping carts and related components.
The commercial center project—covering retail, office, and travel services on the commercial service land parcel (Lot 3, Urban Area Nos. 11 and 12 in Subzone 2, Tan Tiến Ward, Bac Ninh Province)—has been approved for bidding, and the bidding results have been recognized for Newland Investment Joint Stock Company.
The project has also been issued an investment registration certificate with an expected implementation period of 36 months, starting from August 2025.
Recent reports indicate the enterprise has basically completed site clearance and is proposing to transfer the entire project to AeonMall Vietnam, in compliance with the Investment Law 2025 and other related regulations.
The project covers about 7.7 hectares, with total investment of nearly VND 4,000 billion.
To accelerate progress, the Chairman of the Bac Ninh Provincial People’s Committee directed relevant departments to apply a “24-hour green channel” mechanism, under which procedures within their authority are resolved on the same day instead of following the usual process. The stated goal is to commence construction before 30 April 2026.
The province also proposed that AeonMall Vietnam establish an independent legal entity and conduct accounting in Bac Ninh to contribute directly to the local budget.
AEON is one of Japan’s oldest retail groups. To date, the group operates eight shopping centers in Vietnam, located in Hanoi, Ho Chi Minh City, Binh Duong, Hai Phong, Hue, and Tay Ninh.
Premium gym chains are entering a “golden era” that is ending or already in decline, as rising operating costs collide with shifting consumer preferences toward more flexible, community-based ways to exercise. Long-term memberships are shrinking, margins are pressured by higher rents and facility expenses, and competition from smaller, more personalized…
