Monrei Saigon is a joint project developed by Mitsubishi Corporation, Tokyu Land Corporation, and Phat Dat Real Estate Development Joint Stock Company, with ownership shares of 56%, 24%, and about 20%, respectively. The project is positioned as Vietnam’s first Urban Hydrotherapy City and marks the official start of a development to be unveiled in the northeast area of Ho Chi Minh City.
Mitsubishi Corporation’s participation alongside Tokyu Land Corporation and Phat Dat reflects the group’s long-term commitment to Vietnam’s market. Under the Urban Hydrotherapy City concept, water is treated as a core infrastructure element rather than only a visual feature. The approach is structured around three value layers: water helps regulate the microclimate and supports energy regeneration in an urban environment; it serves as the main design language shaping landscapes and open spaces; and it forms the basis of the hydro-utilities system, integrating relaxation, movement, and recovery experiences into daily life.
The project’s facilities are designed to support both physical and mental health. These include onsen, jacuzzi, steam, and sauna, as well as water-based experiences such as aqua gym, aquatonic pool, and a network of landscaped spaces connected by water features.
Monrei Saigon covers about 1.8 hectares and includes more than 2,684 residential units. It is located on Nguyen Thi Minh Khai Street in Ho Chi Minh City’s northeast development corridor, an area experiencing rapid urbanization and growing foreign direct investment. Demand for high-quality housing products for professionals, managers, and entrepreneurs in this area is rising.
The development is led by a consortium comprising Mitsubishi Corporation (with operations in more than 90 countries), Tokyu Land Corporation (with over 60 years of real estate development experience), and Phat Dat, a Vietnamese developer with domestic market insight. Big Four serves as a strategic advisor, providing guidance on product strategy, concept positioning, design, and commercialization.
Monrei Saigon has attracted more than 70 strategic distribution partners, indicating strong market interest. With an international development consortium, a clear concept, and a strategic positioning, the project is expected to set a new living standard in the northeast of Ho Chi Minh City. The project is expected to officially launch in May 2026.
