During Q1 2026, interest levels across real estate segments—including condominiums, land plots, and detached houses—diverged, indicating that market demand is changing.
Speaking at the 2026 Q1 market panorama event organized by Batdongsan.com.vn, Do Thi Ngoc Anh, Senior Business Manager of Batdongsan.com.vn, said condominiums were the standout segment with rising interest.
Data cited by the company show that interest in condominiums in many areas increased by 4% to 7% in March 2026 compared with December 2025. The increase was described as significantly higher than for other property types, reflecting a return of search flows to this segment.
In addition, a broker survey indicated that condominiums have the highest liquidity potential over the next six months. The survey also showed that buyers purchasing for living remain the majority: in Q1 2026, 67% of respondents bought for own use, 30% bought for rental investment, and 4% bought for flipping.
Compared with earlier periods—when the share of condo buyers for flipping reached 30%–40%—the shift suggests a move away from short-term trading toward real-use demand.
Condominium prices continued to be stable, rising by 1.5% to 2.4% quarter-on-quarter. In Q1 2026, the average listing price for condominiums reached 87 million dong/sqm in Hanoi and 69 million dong/sqm in Ho Chi Minh City.

Unlike condominiums, land plots are described as more sensitive to macroeconomic factors. Ms. Ngoc Anh said information about planning, mergers, or new policies can trigger sharp increases in interest, but demand and transactions can fall quickly when interest-rate pressures, tax policy changes, or geopolitical volatility emerge.
Despite this, land price levels have generally remained stable. Over the past three years, prices have moved sideways without a clear downward trend.
Regionally, both Hanoi and Ho Chi Minh City saw lower land interest compared with late 2025. Hanoi’s land listing price averaged 81 million dong/sqm in Q1 2026, down slightly from 82 million dong/sqm in Q4 2025, but still above 75 million dong/sqm in early 2025. Ho Chi Minh City remained flat at 68 million dong/sqm from Q4 2025 to Q1 2026, while still above 63 million dong/sqm in Q1 2025.
There is also regional differentiation. While the North and South show a tendency of reduced interest, the Central region is highlighted as a bright spot, with most localities recording land interest gains of 10% to 28%.
For detached houses, the segment also showed clear differences between Hanoi and Ho Chi Minh City. Ho Chi Minh City saw interest rise by 7% versus late 2025, while Hanoi declined by about 22% year-on-year.
Ms. Ngoc Anh attributed the divergence to price dynamics. In Hanoi, detached-house prices have maintained an upward trend over the past year. In Ho Chi Minh City, after a price increase phase in 2025, the market began a mild correction in Q1 2026.
In Ho Chi Minh City, some areas experienced price adjustments of around 1%–7% in Q1 2026, while interest rose by 8%–15%. This was interpreted as demand rebounding when price levels become more reasonable. Meanwhile in Hanoi, detached-house prices in some areas rose by 20%–30%, but market interest stagnated.
Looking ahead, Batdongsan.com and other agencies expect the real estate market to remain differentiated and gradually stabilize. Demand in the coming months of 2026 is expected to focus mainly on affordable housing segments, reasonably priced condominiums in major urban areas, and land plots in regions with well-developed infrastructure and stable population.
Social housing is expected to cool the market amid rising housing costs. The Northern real estate market is also expected to grow more cautiously.
