Quảng Trị Province is seeking investors to implement a project for a 5-star hotel complex combined with a business-residential shophouse in Đồng Hới, Quảng Trị Province. The land plot is currently managed by the Quảng Trị Province Center for Land Fund Development, with a total area of 2,911.6 square meters.
The site is located on central axes including Nguyễn Trãi, Quách Xuân Kỳ, and Lâm Úy, in the Nhật Lệ riverfront area. It is assessed to have advantages for commerce, services, and tourism. Under the approved master plan, the project includes a hotel component and a commercial-residential shophouse component.
The land area for commerce and services is 1,225.6 square meters under a one-off land lease. The urban residential land area is 1,686 square meters with land use rights.
The project is planned with a relatively high building density, ranging from 80% to 100%. The hotel-commercial-service area is permitted to rise up to 29 floors, with a land-use coefficient of 13. The shophouse residential area may reach up to 6 floors.
For the commercial and service land, the land-use term is 50 years. For the urban residential land, buyers of housing tied to land rights will have long-term stable land use rights in accordance with regulations.
The land is the same site that previously hosted the Movenpick Central project led by Viet Group Central Joint Stock Company. The project was approved by the former Quảng Bình Province People’s Committee in 2018 with total investment of about VND 515 billion.
According to the initial plan, the project would develop a 5-star hotel complex combined with shophouses and coordinated technical infrastructure, contributing to the urban landmark along the Nhật Lệ river.
However, in December 2024, the former Quảng Bình Province People’s Committee issued a notice of land recall for Viet Group Central because the company failed to fulfill its financial obligations related to the land and incurred tax debt during the land use process for the project.
