The real estate market is entering a restructuring phase as cash flows increasingly favor projects with solid legal status, clear progress, and reliable handover timelines. In this environment, clearly formed products are becoming a key factor in buyers’ decisions. This approach is reflected in T&T Group, led by businessman Do Quang Hien (Bau Hien), which has focused on completing core modules of projects before launching products to the market.
After nearly two decades in the market, T&T Group says it has built a portfolio of dozens of real estate projects across more than 20 provinces. A substantial portion of these projects has been completed and moved into the market-preparation stage, including projects in Tay Ninh, Vinh Long, An Giang, and Dong Thap.
Rather than treating the strategy as a short-term decision, the group applies the same deployment method across multiple locations, requiring strong financial capacity and the ability to manage the full project lifecycle.
In Vinh Long, Phuoc Tho Residential Area—described as the group’s first project in the Mekong Delta—has completed Phase 1, with about 500 low-rise homes, including villas, townhouses, and shophouses built in a synchronized manner. The project’s technical infrastructure, landscape, and utilities are also complete and ready to launch.
Legally, the project has had conditional permits to sell future-becoming houses since 2022. In 2024, it was named “Livable Project,” reflecting progress and the quality of the urban space.
In An Giang, the Long Xuyen mixed-use residential and commercial complex is being developed with a similar approach. Main infrastructure works and central space have been defined, including a lotus-themed square. A 25-story DoubleTree by Hilton Long Xuyen hotel is currently under construction, with the stated aim of completing core components before exploitation.
In Dong Thap, the Sa Dec Centre DV TM and residential area project continues the “infrastructure first, product ready” approach. Although it has not yet been launched for sale, foundational works and infrastructure have been laid out.
On a larger scale, T&T City Millennia (formerly in Long An, now in Tay Ninh) illustrates the group’s deployment capability. The project spans up to 267 hectares and is expected to offer nearly 9,000 products of various types. It also integrates an all-in-one ecosystem of amenities, including meeting healthcare, education, and international-standard entertainment needs.
The “thorough preparation” philosophy is also reflected in quality control from design to construction, particularly in geologically complex areas such as Vinh Long, Sa Dec, and Long An (now part of Tay Ninh). The company emphasizes foundation treatment and anti-settlement solutions to support long-term durability.
Beyond legal and infrastructure readiness, T&T Group says its projects follow a unifying vision that blends “world-class essence” with Vietnamese identity. To support this, the group has collaborated with firms including Belt Collins, HBA, and WATG, applying modern construction technologies and architectural trends.
The company also states that it incorporates Asian cultural elements and regional heritage into architectural language. In Vinh Long, local cultural motifs are used in space design and landmark features, while international urban models such as Everglades (Florida) are referenced. In An Giang, public spaces and the central plaza are designed by combining international inspirations such as Prague or Lisbon with the Western riverine identity. The 25-story DoubleTree by Hilton Long Xuyen hotel is also developed on foundations that blend international and local elements within a single design.

T&T Group cites recognition including “Top 10 Real Estate Developers in Vietnam (2021–2023),” “Livable Project developer (2021–2022),” and “Vietnam’s most innovative real estate developer in 2022” for the T&T Homes brand.
In a market that increasingly differentiates between developers, the group argues that those with tangible products, mature legal groundwork, and practical execution will set standards, and that T&T Group is positioned within that group.
