Bac Ninh Province has approved an investment policy for a social housing project in Gia Bình commune with a total investment of over 1 trillion VND. The Vice Chairman of the Bac Ninh Province People’s Committee, Dao Quang Khai, signed Decision No. 616/QD-UBND approving the investment policy and assigning the investor to implement the project through GViet Architecture JSC.
The project forms part of the implementation of the investment plan to build at least 1 million social housing units for low-income people and factory workers during 2021–2030, as set out in Prime Minister’s Decision 338/QĐ-TTg dated April 3, 2023. It also supports the zoning master plan for the southern urban area of the Duong River and the detailed plan for the Gia Bình social housing resettlement area.
Under the approved plan, the project will develop a social housing complex with synchronized technical infrastructure, including amenities such as playgrounds, greenery, and parking, to meet residents’ living needs. The project is intended to supplement housing supply for eligible beneficiaries under the social housing policy as prescribed by law.
The project covers about 3.38 hectares of land, with an estimated population of about 2,322 people.
The social housing portion will be built on three plots with a total area of over 15,470 m2. It includes three 12-story apartment buildings (with one basement), with a total floor area of 84,500 m2, providing 1,023 housing units for about 2,170 people.
Low-rise housing is planned on an area of 3,680 m2, with 38 adjacent houses, up to seven storeys high.

The total investment is over 1,096 billion VND (excluding land use rights and land rent). Of this, the investor’s contribution is 219.9 billion VND (about 20.05%), while the remaining 876.8 billion VND (79.95%) will be mobilized.
The project has a 50-year operating term. The implementation schedule is set for within 48 months from the date of investment approval, dated 13/04/2026.
GViet Architecture JSC was established in 2011 in Bac Ninh, with its main business focused on construction completion of buildings. The company’s legal representative is Mr. Nguyen Van Truong.
