From north to south, a series of real estate projects by T&T Group has gradually emerged after a period of preparation. The question is what approach the group is pursuing in the real estate market.
In the Mekong Delta, T&T Group is developing “river-and-water wonders,” ranging from large-scale megacity-style projects spanning hundreds of hectares to five-star hotel complexes designed to meet international standards and support future operations.
In Vinh Long, the group is implementing the Phuoc Tho Residential Area on 11.53 hectares, positioned advantageously and surrounded by the Cổ Chiên river. The project reflects the group’s development philosophy of “World’s excellence – Vietnamese identity.”
Phuoc Tho is built on local cultural values, drawing inspiration from red-baked bricks and pottery kilns along the river. It also incorporates international standards for planning, architecture, and modern design, with living quality and residents’ experience placed at the center.
The project’s “meticulous” approach is further reflected in its waterfront urban model, referencing the Everglades National Park in Florida, USA, to create a private “Danh nhân City” with a distinctive three-way waterfront setting. A key highlight is the Hilton Garden Inn hotel, which has been rapidly completed. Its design features three-arc columns evoking ancient land, silt, and artisans’ hands, blending traditional craft references with Western modernity.
Phuoc Tho also includes integrated urban planning elements such as schools, a shopping center, parks, and a walking street. Phase 1 has nearly 500 villa and shophouse products, with infrastructure and legal formalities completed. In 2024, Phuoc Tho was honored as a “Desirable Project.”
Upstream along the Hau River in Long Xuyen (An Giang), T&T Group’s projects take on a different character. The An Giang residential-and-commercial complex is located on a prime 3.5-hectare site with total investment of nearly VND 2,400 billion, positioned as a “diamond” in the city.
The concept combines European square influences with river-culture and garden motifs, evoking the image of Western floating markets along the river. The project is designed to become the “Elegant European Street beside the Hau Giang” in the river city, with a central plaza featuring a golden lotus as a symbolic identifier and a functional connection point within the development.
A standout feature is a 20-storey hotel under the DoubleTree by Hilton Long Xuyen brand. The building is inspired by the Nui Cam legend—described as the “heart” of the Four Great Mountains—and the Otuksa waterfall. It uses green spaces and internal waterfalls to soften the skyline and create a fusion of architecture and landscape.
In Sa Dec (Dong Thap), T&T Group has developed a new landmark beside the century-old flower village. The 1.1-hectare project in Ward 1 is developing a 25-storey hotel, described as the city’s tallest building, drawing inspiration from winding rivers and the Bong Mat swamps. A pedestrian axis and a flower street at the base are planned for seasonal displays of local flora.
Although not yet officially launched, the group has completed the rough construction of 19 low-rise shophouses and related infrastructure. This signals a proactive stance: products are released to the market only when quality is guaranteed.
At the southern gateway toward Ho Chi Minh City, T&T City Millennia is emerging as a new regional symbol. Located at the southern gateway of Saigon, Millennia City covers 267 hectares and is described as a flagship mega project and an icon of the group in the south. The project aims to address housing needs while positioning itself as an international cultural and entertainment hub.
Millennia’s scale is highlighted by two Vietnamese records set in August 2025: the Millennium Walk pedestrian street inspired by Marco Polo’s Eastern voyage, and the “River of Light,” featuring the longest projection-mapping technology within the urban area. In October 2025, the project reportedly sold 100% of its “baskets” within hours, indicating market demand for value-driven products with complete infrastructure and transparent legal status.
Commenting on the development strategy, a T&T Group representative said: “We do not build cookie-cutter houses; we build the future on a foundation that blends international standards with honoring local cultural heritage. Each project must feature an architectural highlight that meets the needs of an elite community and simultaneously acts as a driver for regional economic growth.”
The group’s delivery is not limited to a single region. In the North, besides the second “diamond” Pham Ngoc Thach in Hanoi, T&T has also developed the T&T Pho Noi project in Hung Yen (5.3 hectares) with fully developed infrastructure. In the Central region, the Gio Hai resort project and infrastructure development around Quang Tri International Airport are cited as examples of strategic synergy in opening up regional economic arteries.
Returning to the delta, the group’s urban symbols are described as being ready for operation. As founder Do Quang Hien stated: “T&T Group always pursues the spirit of ‘if we say it, we do it; to do that, we must deliver a product’—that is the responsibility, commitment, and credibility of the enterprise.”
