Transport infrastructure is a key driver of changes in population distribution, capital flows and housing development trends. When an expressway is built, it can shorten travel times and also support industrial development, logistics activity and housing demand along the corridor.
Among the infrastructure projects under development in the northern area of Ho Chi Minh City, the Ho Chi Minh City–Thu Dau Mot–Chon Thanh expressway is positioned as a major interregional corridor with direct implications for industrial and urban development.
According to the MBS Research – Vietnam Dynamics 2026 report, the expressway is about 70 km long and runs through Ho Chi Minh City, Binh Duong and Binh Phuoc. Phase 1 investment is estimated at about 17.4 trillion VND.
The route is designed to connect directly to Ho Chi Minh City’s Belt 2, Belt 3 and Belt 4, while also linking to major industrial parks in Binh Duong and Binh Phuoc.
The expressway directly connects to industrial zones in Binh Duong including VSIP, Song Than, Kim Huy, Dai Dang, Dong An and Tan Phu, as well as industrial parks in Binh Phuoc such as Becamex Binh Phuoc, Minh Hung and Chan Thanh. By linking these industrial parks, the corridor is expected to improve goods transportation, logistics and mobility for professionals and engineers working in the area.
MBS’s report also states that the expressway will help relieve traffic pressure on National Route 13 and shorten travel time between Ho Chi Minh City, Binh Duong and Binh Phuoc. The report links these improvements to potential outcomes including stronger industrial development, higher industrial park occupancy and additional investment projects in the region.
Beyond industry and logistics, interregional infrastructure developments can influence urban development patterns and population distribution across Ho Chi Minh City and neighboring provinces.
Savills’ 2025 real estate market assessment notes that the wider Ho Chi Minh City area—expanding with Binh Duong and Ba Ria–Vung Tau—is forming a large new urban region in the Southeast, with a larger land bank for urban development than the existing central area. However, Savills highlights that transport connectivity to central Ho Chi Minh City—particularly orbital belts and interregional expressways—is a key factor in attracting residents to outer areas.
This suggests that as interregional infrastructure improves, urban growth is likely to extend into areas bordering Ho Chi Minh City where land is available and access to the city center is more convenient.
In line with infrastructure and urban development trends, areas between Ho Chi Minh City and Binh Duong—especially the Northeast region of Ho Chi Minh City—are increasingly positioned as housing development zones. The area is described as suitable for homebuyers who work in Ho Chi Minh City as well as professionals employed in Binh Duong’s industrial zones.
Against this backdrop, Bcons NewSky is a project located on National Route 13, the route connecting Ho Chi Minh City and Binh Duong. In the project’s plan, Block B is designed with internal amenities including a swimming pool, park and multi-sport complex. It is also near the project’s commercial area and office building, which is presented as an advantage for the living environment and long-term rental potential.
The project offers two-bedroom, two-bathroom units of about 55 m², with prices expected from 2.8 billion VND. The units are described as suitable for young families or professionals working in the Northeast Ho Chi Minh City area.
The inclusion of an office building within the campus is also intended to support rental demand from staff working in the office area, contributing to apartment rental yield.
The project is currently running early-bird programs, including 50 B.School nursery scholarships and 20 trips to Malaysia–Singapore, or a five-day trip to Thailand. On April 19, Bcons NewSky plans to host an event to introduce Block B, adding apartment supply to a market described as maintaining steady housing demand. The event is expected to provide more product details and allow customers direct access to apartment options in this new phase.
