In luxury real estate, a “desirable location” is no longer enough to differentiate. What matters is which criteria the location meets—ranging from connectivity and space to its ability to leave a lasting imprint on the city. For MIK Group, this approach is reflected in clear standards used to develop the M Series product line.
“M Series are iconic developments created with selectivity. With this product line, MIK Group sets very high criteria for location — there are projects that take years to find a truly worthy site,” said Mr. Nguyen Dung Minh, Deputy General Director of MIK Group, at the MIK Partnership 2026 event.
Unlike common market messaging that focuses on “golden location” or being “in the center,” MIK Group treats location as a concrete system of standards. A project is eligible for the M Series only when it meets multiple criteria at the same time, including the urban context, space quality, and the potential to create a distinct presence.
These locations must also enable a differentiated living experience. The site is expected to shape how residents perceive space every day, including views and natural light, as well as the balance between urban rhythm and the privacy required in luxury living. In this context, the criterion “close enough to connect, but far enough to enjoy” is highlighted as increasingly important in the luxury segment.
More importantly, the location must be distinctive enough to imprint itself on the urban fabric. In MIK Group’s framing, an M Series project is not only a building on a plot; it is intended to become an identifier for the area, influencing its image and value over time.
The company links these location requirements to long-term accumulation. As similar land becomes scarce, existing projects tend to appreciate over time, supporting a core feature of luxury real estate: the ability to retain and build value through enduring location advantages.
As a result, the understanding of “location” in the M Series shifts from being a positioning advantage to serving as a foundation for developing projects that can become symbols.
In MIK Group’s M Series portfolio, The Matrix One is presented as a clear example of this approach. Located in the My Dinh area, the project is described as being in the dynamic core of western Hanoi, with a direct view of a 14-hectare park and lake.
The combination of central connectivity and large-scale open space is said to support movement while also creating a differentiated living experience—where residents live with the landscape rather than being surrounded by dense blocks. The article also notes that views can include rare moments such as large-scale fireworks displays in My Dinh.
As the area develops and construction density increases, the article argues that locations combining openness with large-scale landscapes are becoming scarcer, helping The Matrix One function as a landmark in the area rather than only a luxury project.
If The Matrix One is described as representing a core urban location linked to a park, The Magnolia is presented as another approach to “location creating symbolism.”
Located in the HH1 area of Khai Son City (Long Bien), the project is described as adjacent to two large rivers—the Red River and the Duong River—while still ensuring easy connectivity with the city center. The article states that in Hanoi’s urban fabric, positions that directly face a large natural water body while maintaining connectivity are increasingly scarce.
Based on this advantage, the design is described as open, with all apartments said to enjoy open views and access to natural landscapes. The article frames this as delivering both spatial value and a differentiated living state, allowing residents to remain connected to the city while maintaining the quiet and privacy expected in luxury living.
For MIK Group, in developing the M Series, location is not treated as a purely geographic starting point. Instead, it is described as a factor that shapes identity, where each project is intended to function as a landmark—built on the idea that a sufficiently distinct location can create a lasting symbol.
Premium gym chains are entering a “golden era” that is ending or already in decline, as rising operating costs collide with shifting consumer preferences toward more flexible, community-based ways to exercise. Long-term memberships are shrinking, margins are pressured by higher rents and facility expenses, and competition from smaller, more personalized…
