Aqua City Town Co., Ltd., the developer of the Aqua City urban area, reported after-tax profit of over VND 113 billion for 2025, down 79% year-on-year.
In its 2025 financial position disclosed to the Hanoi Stock Exchange (HNX), Aqua City Town Co., Ltd. posted after-tax profit of more than VND 113 billion in 2025, a 79% decline compared with the previous year.
As of end-2025, the company’s equity increased modestly to VND 1,792 billion. This included nearly VND 846 billion in charter capital and VND 946 billion in undistributed profits.
Meanwhile, total liabilities decreased by more than VND 1,500 billion to VND 9,438 billion, leading the debt-to-equity ratio to fall from 6.54x to 5.55x.
In the company’s liability structure, bank borrowings rose sharply from VND 36 billion to VND 1,139 billion. By contrast, bond debt fell from VND 2,400 billion to VND 815 billion. Other liabilities decreased to nearly VND 7,500 billion.

The company is the developer of Aqua City (over 110.5 hectares), a component project of the Aqua City megaproject spanning 1,000 hectares invested by Novaland in Dong Nai province.
Aqua City is described as a key project for Novaland, with estimated total investment of about USD 8 billion and a location along the Dong Nai river.
