Transport infrastructure has long been a driver of shifts in population flows, capital movement, and housing demand. When a major highway is completed, travel times are reduced and the corridor often attracts industrial development, logistics activity, and new housing demand.
The Ho Chi Minh City – Thu Dau Mot – Chan Thanh Expressway is described as having a length of about 70 km, running through Ho Chi Minh City, Binh Duong, and Binh Phuoc. The first-stage investment is estimated at about 17.4 trillion VND.
The expressway is designed to connect directly with Ho Chi Minh City’s Belt 2, Belt 3, and Belt 4, while also linking to major industrial parks in Binh Duong and Binh Phuoc.
The expressway directly links to large industrial zones in Binh Duong, including VSIP, Song Than, Kim Huy, Dai Dang, Dong An, and Tan Phu. In Binh Phuoc, it connects to industrial zones such as Becamex Binh Phuoc, Minh Hung, and Chan Thanh.
By connecting these industrial parks, the corridor is expected to support the movement of goods and logistics, as well as commuting for experts and engineers working in the region.
MBS’s report says the expressway will help relieve traffic on National Highway 13 and shorten travel times among Ho Chi Minh City, Binh Duong, and Binh Phuoc. The report links these improvements to industrial development, higher industrial park occupancy, and the attraction of new investment projects in the area.
Interregional infrastructure can influence not only industry and logistics, but also urban development patterns and population distribution across Ho Chi Minh City and neighboring provinces.
Savills’ 2025 market assessment notes that the Ho Chi Minh City region’s development direction—expanding toward Binh Duong and Ba Ria–Vung Tau—is forming a new large urban area in the Southeast. The assessment highlights that this direction offers a larger pool of land for urban development than the existing city center.
However, Savills points out that attracting residents from outside the city center depends heavily on transport connectivity to central Ho Chi Minh City, particularly ring roads and inter-regional expressways. The assessment suggests that as interregional infrastructure develops, the city tends to expand into adjacent areas where land is available and access to the city center is convenient.
Block B of Bcons NewSky is located on National Route 13, a transport corridor linking Ho Chi Minh City and Binh Duong. Within the project, Block B faces internal amenities including a swimming pool, park, and multipurpose sports area, and it is near the project’s commercial area and office building.
The unit mix highlighted for Block B includes many 2-bedroom, 2-bathroom apartments of about 55 m2. The estimated price starts from 2.8 billion VND, positioned for young families or professionals working in Northeast Ho Chi Minh City.
The project also includes an office building, which is described as supporting rental demand from staff working on-site and contributing to potential rental yield.
The article states that Bcons NewSky is running early-bird programs, including 50 scholarships at B.School kindergarten and 20 trips to Malaysia–Singapore or Thailand (5 days) during the current phase.
