In luxury real estate, a desirable address is no longer enough to differentiate projects. MIK Group says it has codified a more rigorous approach for its M Series line, defining clear location criteria that cover connectivity, space quality and the ability to create a lasting identity for the city.
At the MIK Partnership 2026 event, Nguyen Dung Minh, Deputy General Director of MIK Group, reiterated that M Series development depends on selecting sites that meet multiple conditions at once—often requiring years of waiting to find a location that truly matches the standard.
MIK Group contrasts its approach with what it describes as the market’s common focus on “golden locations” or centrality as a conceptual advantage. Instead, it treats location as a system of explicit standards. A project is considered eligible for the M Series only when it satisfies factors related to urban context, space quality and the potential to leave a mark on the surrounding area.
Sites must be located in the urban core or along important development corridors. MIK Group emphasizes that connectivity should be more than convenient access—it should also align with long-term growth flows.
Connectivity alone is not sufficient. The location must also provide openness, where views are not blocked by dense building masses, enabling genuinely open living spaces.
The location should support a differentiated lifestyle experience. MIK Group links this to how residents experience space day to day, including views and light, as well as the balance between urban activity and the privacy needed for comfortable living.
Most importantly, an M Series location must be distinct enough to leave an imprint on the urban fabric. MIK Group frames this as more than a building site: the project should become an identity point for the area, shaping its image and long-term value.
MIK Group also notes that such locations are difficult to replicate. As similar land runs out, existing projects tend to capture value over time, supporting long-term accumulation—an attribute it associates with luxury real estate.
MIK Group says the convergence of these criteria has reshaped its understanding of location for the M Series—from a positional advantage to a foundation for developing projects that can become symbols.
The Matrix One illustrates MIK Group’s approach. Located in Mỹ Đình, the project is positioned in the core of a western Hanoi development zone and offers direct views of a park and a 14 hectare lake.
MIK Group says the combination of central connectivity and large open space supports convenient movement while creating a differentiated living experience. Rather than being surrounded by dense blocks, residents can live with the landscape. The company also highlights that the open views enable large-scale fireworks events in Mỹ Đình.
As the area matures and density increases, MIK Group says locations offering both openness and large-scale scenery become scarcer—helping The Matrix One stand out as a landmark rather than only a luxury project.
MIK Group says The Magnolia, the next M Series project, will be unveiled in the near future.
Situated in HH1 within Khai Son City (Long Bien), the project is positioned next to two major rivers—the Red River and the Duong River—while maintaining convenient connectivity to the city center. MIK Group notes that in Hanoi’s urban structure, sites that directly face large natural water bodies while preserving connectivity are increasingly rare.
According to MIK Group, the design is shaped to be open so that all apartments have wide views and access to natural landscapes. It says this adds space value and supports a living state where residents can stay connected to the city while preserving quiet and privacy.
MIK Group concludes that in the M Series journey, location is not simply a geographic starting point. It is a factor that shapes identity, so each project becomes more than a building—aiming to become a landmark where the location is distinct enough to form a symbol.
